Step 1: Lay out the site before any trees fall

Walk the property with your builder and sketch where everything goes: house or barndominium, shop, driveway, septic system, well (if any), power route, and the trees you want to keep. Clearing contractors price and plan much better from a marked-up sketch or flagged corners.

Step 2: Get the septic design started early

Most rural East Texas homes need a septic system, and the system type and location depend on a site evaluation of your soil. Clay-heavy sites often end up with an aerobic spray system that needs open lawn for spray heads. Knowing where that area goes before clearing keeps you from clearing too little, or clearing the wrong spot.

Step 3: Decide where full clearing vs. mulching is needed

Only the footprint, driveway and septic area typically need full stump removal. The rest of the property can often be mulched or selectively cleared for a fraction of the cost. Leaving a buffer of trees around the home adds shade, privacy and value.

Step 4: Plan the debris

Ask whether debris will be burned (check burn bans and any deed restrictions), ground on site, or hauled. Burning is usually cheapest when allowed; hauling is the most expensive.

Step 5: Think about water

Once trees and roots are gone, rain runs differently. Make sure the house pad is built up and the site drains away from it, and plan driveway culverts where water crosses. It is far cheaper to shape drainage during clearing than to fix it after the slab is poured.

Common mistakes

  • Clearing before the septic site is evaluated
  • Removing every tree, then paying for shade later
  • Forgetting access for concrete trucks and delivery trailers
  • Not calling 811 before digging near existing utilities
